Tapi is your agency’s maintenance platform that makes it easy to report, track, and stay updated on repairs — all without needing a login.
If you need help with technical questions about Tapi itself, you can contact Tapi Support. However, for questions about your specific property or repair progress, please reach out directly to your property manager, not the Tapi Support Team.
Where Do I Report Maintenance?
Your property management agency will have the Tenant Concierge installed on their website.
If you’re unsure, try this:
Google your agency’s name + your location (e.g. “Nice Place Property Management Brisbane”).
Navigate to their “Tenants” page and look for Report Maintenance.
You’ll see a chatbot like this:
You may also find a QR code displayed inside your property. Simply point your phone camera at it, open the link, and start reporting maintenance directly.
Where Is the QR Code Located?
Agencies can choose where to place the QR code, but it’s most commonly found underneath your kitchen sink or inside a cupboard.
If you can’t locate it, ask your property manager to confirm its placement.
Why Do I Have to Answer the Questions?
The Tenant Concierge asks specific questions to help create a comprehensive maintenance report.
By answering these prompts and uploading photos or videos:
Your property manager gets the full picture from the start.
You spend less time going back and forth with your agent.
Landlords can approve jobs faster with all the details upfront.

Where Can I Check the Progress of My Job?
Your property manager will send updates via email.
You don’t need to log in — simply click the View Issue Report link in your Tapi email to:
See the latest status of your job
Add more details or reply directly to your property manager
Upload additional photos or videos if needed
If you have a QR code at your home, scanning it will also show your current open jobs.
Where Can I See My Previous Maintenance Requests?
If you need to review past maintenance requests, contact your property manager.
They can resend you the Tapi message containing the job link so you can review previous reports and updates.

Include clear photos and videos when prompted.
Use the Tapi email links for updates instead of calling or emailing separately.
