A step-by-step guide for landlords to apply for and manage maintenance payments through Tapi’s Property Tab.

Overview

The Property Tab allows landlords to pay maintenance invoices in instalments through Property Credit, Tapi’s funding partner. Once approved, Property Credit instantly funds the agency’s trust account so trades are paid on time — while landlords repay over time with no disruption to property maintenance.

Property Tab provides landlords with flexible payment options for maintenance expenses. By using Property Credit to fund the invoice, you can keep your property in top condition without financial strain. Once approved, Property Credit funds your property manager’s trust account so trades are paid promptly while you repay over time.

How to Apply for Property Tab

When your property manager forwards an invoice to you for payment, you’ll have two options:

  1. Pay supplier directly

  2. Pay by Property Tab (spread the cost over time)

By selecting “Pay by Property Tab,” you’ll start a simple online application with Property Credit.

Once submitted, your application will be reviewed, and upon approval, Tapi and Property Credit will handle the payment directly.

How Tapi and Property Credit Work Together

Tapi integrates directly with Property Credit, allowing you to apply for finance directly through the invoice approval process. Once you apply:

  • Property Credit reviews and finalises your loan.

  • The trust account is topped up instantly.

  • Your property manager pays the trade.

  • You make repayments directly to Property Credit.


The Application Process

When you select “Pay by Property Tab,” Property Credit manages the application process. You’ll be prompted to:

  1. Confirm your payment option in Tapi.

  2. Complete the Property Credit form.

  3. Verify your identity via SMS or email.

  4. Sign the final digital agreement once approved.

What Happens After Submitting the Application

Once your application has been submitted:

  • Property Credit will review your application.

  • You’ll receive a final document to sign once accepted.

  • After signing, the loan will be approved and processed.

Your property manager will then be notified, and the payment will be automatically completed through Tapi. Watch the application process below.


After Approval

Once approved:

  • Property Credit funds your property manager’s trust account.

  • The supplier or trade is paid immediately.

  • The transaction appears on your owner statement as usual.


Withdrawing or Cancelling an Application

You can withdraw your application at any time by clicking the withdrawal link in your Property Credit email.

If funds have already been paid into the trust account, you can still repay early without penalty by contacting Property Credit directly:

If your application remains incomplete after seven days, it will automatically expire, and your property manager will contact you to discuss next steps.
